
For our fourth tour of 2025, ZEBx invites you to the recently completed Timbre and Harmony residential development by Brightside Community Homes Foundation. Located in Vancouver’s Grandview-Woodland neighbourhood, the project replaces a 57-unit building with a two-building, 157-unit housing complex.
Designed by Ryder Architecture and consistent with Brightside’s forward-thinking approach to development and tenant retention, the project delivers another all-electric, Passive House residential complex that meets the highest energy and emissions steps of the BC Energy Step Code.
This climate-friendly and climate-resilient building not only offers extremely low energy costs for tenants but, also demonstrates that Passive House is achievable for rental housing at a cost per square foot comparable to conventional construction. These savings were made possible through strategies such as simplifying the building form, integrating the heating and cooling systems with ventilation, and achieving a high level of airtightness.

- solar shading around windows
- supplemental heating provided by electric baseboard heaters
- supplemental cooling by boosting the ventilation rate
- Ten SANCO2 CO2-based domestic hot water heat pumps by Small Planet Supply
- prefabricated wall panels by NuFrame Group
- centralized ventilation system with Ventacity ERVs
- an airtightness ranging between 0.41 and 0.43 ACH
- amenities such as gathering spaces with communal kitchens and outdoor courtyards featuring urban agriculture and exceptional landscaping
